FAQ
-
Our standard turnover cleaning focuses on preparing a vacant property for its next resident, including the kitchen, bathrooms, bedrooms, living areas, floors, fixtures, surfaces, and other items included in our standard cleaning scope. Additional conditions or specialty services may be quoted separately.
-
Not necessarily. Every property is different. Pricing may vary based on the property's size, condition, required services, materials, disposal needs, access, and requested turnaround time. After the walkthrough, we'll provide a clear scope and estimate for approval.
-
Additional services may include carpet extraction, excessive pet hair removal, odor treatment, junk and debris removal, minor repairs, materials, exterior cleaning, light grounds work, specialty cleaning, and other needs identified during the walkthrough.
-
No. You can use us for a single service or multiple services. Our goal is to make the turnover easier, whether you need cleaning only or want us to coordinate a larger make-ready scope.
-
We document the issue and communicate with you before adding work outside the approved scope. Additional services or costs are not automatically added simply because something new is discovered.
-
Yes. Some properties may require specialized services or additional service providers. When appropriate, TRW can coordinate approved outside providers as part of the make-ready process, giving you a central point of contact instead of requiring you to manage every vendor separately.
-
Qualifying minor repairs can be included in the proposed scope. Work outside our capabilities or applicable licensing may need to be completed by an appropriately licensed or specialized provider.
-
Approved junk and debris removal can be included in the make-ready scope. The amount, type of material, disposal requirements, and haul-out needs may affect pricing.
-
Yes. Our turnover and make-ready services are designed for multifamily properties, single-family rentals, private landlords, investors, and property management companies.
-
Yes. Property managers and investors with ongoing turnover needs can establish a Property Partner relationship with TRW. This allows us to become familiar with your properties, expectations, approval process, access procedures, and documentation requirements.
-
Instead of simply completing one task and leaving the rest for you to coordinate, TRW looks at the broader make-ready need. We can complete services within our capabilities and coordinate additional approved providers when necessary, helping move the property from vacancy to ready through one central point of contact.
